    Engineered timber floors feature a real timber veneer layer over a plywood or HDF core. These floors can absolutely be sanded — but the veneer thickness determines how many times. We carefully measure veneer depth and use precise techniques to restore engineered floors without risking damage to the top layer.

    Frequently asked questions

    Most solid timber floors can be sanded multiple times throughout their lifespan. Engineered timber can typically be sanded 1–3 times depending on veneer thickness. We assess your floor during our free consultation and provide honest advice.

    Solid timber floors need at least 4–5mm of material above the tongue to be safely sanded. Most solid timber floors have 18–19mm total thickness, allowing many restorations over their lifetime. Engineered timber veneer layers vary from 2–6mm.

    Mild cupping can often be improved through sanding, but it's important to identify and resolve the moisture source first. Severely warped boards may need replacement. We assess and advise during our consultation.

    Regular sweeping or vacuuming, prompt cleanup of spills, felt pads under furniture, and entry mats at doorways are the basics. We provide detailed aftercare instructions specific to your finish type.

    Professional sanding equipment does generate noise, similar to a vacuum cleaner. We work within considerate hours and can coordinate with neighbours if needed, particularly in apartments and terraces.
